Units, leaseholders and tenants
One record for every unit: leaseholders (including joint and company owners), tenants and who actually lives there. When a flat changes hands, the history stays on file.
Run your block smartly.
blocsmart is the shared dashboard for everyone who runs a block of flats: every unit, leaseholder, issue, notice and service record in one place, for Right to Manage (RTM) directors and managing agents alike.
One register
Flats, leaseholders and their history
One inbox for issues
Reported, assigned, resolved, on record
One voice to residents
Notices and newsletters from your own address
Features
One record for every unit: leaseholders (including joint and company owners), tenants and who actually lives there. When a flat changes hands, the history stays on file.
Every issue on one board, with priorities, checklists, owners and followers. Mention a colleague with @, and the person who reported it gets updates by email.
Residents report problems on your building’s own web address, protected from bots, and their reports land straight on the board.
Send formal notices separately from newsletters, with delivery reports so you spot out-of-date addresses. Run a poll when you need residents’ views.
Keep leases, insurance, risk assessments and minutes in one library, with versions, categories and a reminder before each review is due.
Copy an email to your building’s filing address and it’s saved against the right flat, so directors and the agent see the whole history.
Directors and agents can use it from a desk or a phone, in light or dark mode, with nothing to install.
Log in to open issues, overdue services and everything due in the next 30 days, all on one page.
RTM directors and managing agent staff each get their own login and role, and work from the same records instead of swapping spreadsheets.
Issues
A leak, a broken entry door, a noisy neighbour: every report lands in one list with the flat, the reporter and the date attached. Assign it to a director or the agent, add notes, and close it when it's done.

Flat records
Who owns it now, who owned it before, who lives there and how to reach them, plus every email about it and its compliance status. When someone asks “what happened with that?”, the answer is one click away.
Compliance
Running a block means keeping up with fire safety, building safety and leasehold law. blocsmart keeps the records, sends the reminders and produces the paperwork, so nothing slips when directors change or the agent is busy.

Track every check, test and renewal in one list: fire risk assessments, fire alarms, emergency lighting, lifts, electrical tests, water hygiene, insurance and Companies House deadlines. Answer a few questions about the building and blocsmart suggests what to track and how often.
Record each check with its result, contractor and certificate, and the next due date is worked out for you. Every action from an inspection becomes an issue, so nothing is left buried in a report.
Overdue and missing items stand out on the register, and everything due in the next 30 days appears on the Overview alongside reviews and polls.
The Fire Safety (Residential Evacuation Plans) (England) Regulations 2025 apply to many residential buildings from April 2026. Record who needs help to get out, their consent and 12-month reviews, and produce the fire service’s information in one click.
Track qualifying leases and leaseholder deeds of certificate for every unit, so you know who is protected from remediation costs when work comes up.
Keep fire risk assessments, insurance, health and safety and building safety documents in one place, with versions and a reminder before each review is due.
Every report from a resident is logged with dates, owners and updates, giving you the record a complaints procedure needs.
Where leaseholders must service equipment in their own flat, blocsmart reminds them when it’s due and lets them upload the certificate, so the gaps stand out.
Every change, and every print of sensitive information, is logged with who did it and when, so you can show your working.
Who it's for
You're volunteers with day jobs. blocsmart keeps the company's records in one place, so you can see what's happening without chasing emails, and hand over cleanly when the board changes.
Work from the same up-to-date register and issue list as your client's board. Fewer "can you send me the latest list?" emails, and a clear record of what you've done.
One simple place to report a problem, and clear, regular news from the people running the building.
Data protection
You hold personal information about everyone in your building. blocsmart is built so you can look after it with confidence.
Designed around UK GDPR and the Data Protection Act 2018. We act as your data processor under a written agreement, and you can export or delete a person's data when they ask.
Everyone has their own login, protected by two-factor authentication, and a role: RTM director or property manager. You’re alerted to sign-ins from new devices, and access can be removed the moment someone leaves.
Data is encrypted in transit and at rest, and stored wholly within Europe with automatic backups taken hourly. Every change is recorded in the audit log.

Right to Manage lets the leaseholders of a block of flats take over the management of their building from the landlord, through a company they set up and control, called an RTM company. They don't need to prove the landlord has done anything wrong. The RTM company then takes on the landlord's management duties, such as repairs, maintenance and services, and often appoints a managing agent to help.
